My wife and I are so thankful to this company. Vince and Appel told us exactly what they were going to do and asked us to check after the job was done. Our sofas are so clean. We would recommend this company to anybody looking for carpet and upholstery cleaning.

We utilized Dream Steam after a flooding experience for mitigation. They were exceptional. They were very responsive (came on a Saturday evening) and so helpful and knowledgeable. They came back each day for several days to address the issues and assess what further work needed to be done. Perfect. My light tan kitchen carpet suffered six years of abuse from rolling a wheelchair from the outside directly onto the carpet. I was certain it had to be replaced and was beyond cleaning. It is now spotless. The technician Emily was great--she was on time, worked quickly, and the carpet is as good as new. I also had a 15 year old chair with a stain on the headrest section--I was about to toss the chair--and again Dream Steam got the stain out. I do not usually do reviews--but this service was simply perfect. Highly recommend. Will use again.

Frank is an amazing cleaner! .... I have tried other carpet cleaners and they leave my carpets wet and not substantially cleaner ... and they always "bait and switch" which something that Frank does not do. Highly recommend!

F and S was amazing!!!!  My carpets were disgusting.  I have used a home carpet cleaner and it didn’t work. Frank and Mario came in and made my 18 year old carpets look new again!  I can’t stop looking at them.  He was professional and friendly and I would recommend him to anyone.

After a bunch of online searches for VCT floor cleaning and polishing, I came across reviews for F&S Janitorial. I have two garages both with VCT floors in a checkerboard pattern which hadn’t been cleaned and polished in quite awhile. As a DIYer, I figured I’d do it myself…then thought better of it. Frank and team showed up and gave me a quote. They showed up exactly when they said they would. They cleaned and polished exactly in the time they said it would take. The very fair price was exactly as quoted. No issues, no surprises. And the results are OUTSTANDING! I can definitely say without question this company is awesome.

I had my carpet cleaned this morning. Although I kept my carpet clean to begin with, I wanted it steamed cleaned to maintain its cleanliness and Frank did an amazing job. He was also friendly, communicative, and punctual. I would definitely recommend this company and will use him again next year for routine carpet cleaning!

I used them when I moved into a new home a couple years ago they did a great job, carpet was only a fews years old at the time but it came out looking brand new again. They were very friendly and professional. When I needed them cleaned again due to an accident, they were able to get out quickly and have the carpet looking good again. Friendly and professional, just like the first time. I will continue to use them going forward and have told family to use them as well.
